It’s critical that you list your home for the right price, in order to attract interest from buyers and generate serious interest in your listing. Your real estate agent will help you set the right price that is competitive with comparable homes in your area.

The easy answer is, depends on where you are! The colour is important, but having a colour that is prevalent in a community and keeping that colour complimentary to the vintage of the home is likely best.

Signing a listing agreement gives the real estate brokerage the right to market your home for sale. If you are not truly prepared to sell your home you should let your Brokerage know right away and ask them to prepare the appropriate paperwork. You don't want to put would-be buyers through an emotional roller coaster ride if you really don't want to sell. As for costs, unless there is something clearly stipulated in the contract, you should not have to incur costs. Your Real Estate Agent may have spent some money and a lot of time preparing the listing for the open market, so just be aware of that and try to be respectful. At the end of the day, nobody can force you to sell.

When you offer your home for sale, it's not a free-for-all for the public and the seller can retain control of showing times and other restrictions. However, when you are selling a home, you need to make it as accessible as possible for all buyers to get a chance to view it. It's in your best interest. Generally speaking, the more buyers there are, the quicker the sale. Everyone is busy, so you will have showing requests at various times and every day of the week. Some people need to come during the day because they are on shift work, or the kids are at school. Others need to come at night or on weekends because they can't leave work to view properties. If you are serious about selling, remember - a home that is easy to show is easy to sell. Try to accommodate every single showing request within reason.

In Ontario, it is typical that Sellers pay the real estate commission, not the Buyer. Ontario real estate commissions are paid directly to the real estate Brokerage that listed the property for sale. That means that commissions are not paid to the individual Real Estate Agent you work with.

The typical real estate commission fee averages about 4 percent to 6 percent of the home's sales price. The exact terms of an agent's commission vary between sales, what needs to be done to the property and what services they are providing. 

 

A pre-emptive or “bully” offer is an offer that is made before the seller's designated offer date. The potential buyer will “bully” the stipulated offer date in hopes that the seller will entertain the offer in advance of the offer date. The sellers do not have to accept it.

The closing date is the date ownership of the property is officially transferred from the seller to the buyer; it's an exciting moment. The home closing process is all of the steps that are outlined in the sale contract that must happen from the time you accept the buyer's offer to the closing date.
