Oshawa Real Estate Market Update: September 2026 Numbers

Oshawa Real Estate Market Update: September 2026 Numbers

Oshawa is Durham Region's largest city and, in September, it was also the busiest market in the region by sales. It's often where buyers end up when they want a detached home or a townhouse in Durham at a lower price point than the towns closer to Toronto.

The Toronto Regional Real Estate Board (TRREB) released its September 2026 numbers on October 6. October figures won't be out until early November, so here's what the latest data shows for Oshawa, how it compares with the rest of Durham and the City of Toronto, and what it could mean if you're thinking about a move.

Oshawa by the numbers: September 2026

All figures below are from TRREB's September 2026 Market Watch, released October 6, 2026 (TRREB Market Watch, Sept 2026, PDF).

Oshawa, all home types:

  • 125 sales, the most of any Durham municipality in September
  • Average price: $679,861, median $653,000
  • 448 new listings, with 660 active listings at month end
  • About 3.6 months of inventory, based on TRREB's trend measure
  • Homes sold for 98% of list price on average
  • An average of 34 days on market for the final listing (TRREB's "LDOM"), or 50 days when you count earlier listings of the same property ("PDOM")

"Months of inventory" is a rough measure of how long it would take to sell all the homes on the market at the current pace of sales. A lower number usually means a tighter market. Oshawa's 3.6 months was close to the Durham figure (3.5) and below the TRREB market area as a whole (4.6).

Oshawa's average price was the lowest of Durham's five lakeshore municipalities in September. For comparison, the averages were $781,521 in Clarington, $828,835 in Ajax, $882,772 in Whitby and $893,842 in Pickering.

So far this year (January to September 2026), Oshawa has recorded 1,377 sales at an average price of $703,003.

Detached homes, semis and townhouses

Detached homes made up most of Oshawa's sales in September:

  • Detached: 89 sales, an average price of $748,346 (median $690,000), 304 new listings and 434 active listings. Homes sold for 98% of list price in an average of 33 days (LDOM).
  • Semi-detached: 11 sales, an average price of $590,591 (median $590,000). These sold for 100% of list price on average, in 29 days (LDOM).
  • Condo townhouses: 12 sales, an average price of $486,108 (median $497,500), 98% of list price, 31 days (LDOM).

Other home types, such as freehold townhouses (6 sales) and condo apartments (7 sales), had too few sales to say much. With samples that small, one or two sales can move the average a lot, so it's best to look at recent sales in a specific building or street.

Benchmark prices: how values have moved in a year

Averages depend on which homes happen to sell in a given month. The MLS® Home Price Index (HPI) tracks the price of a "typical" home instead, so it's a better way to see the trend. Here are Oshawa's September 2026 benchmark prices and the change from September 2025 (TRREB MLS® HPI Public Tables, Sept 2026):

Oshawa's benchmark prices are below last year's level for every home type, and for most types the drop was a bit larger than Durham's as a whole. The exception was condo apartments, where Oshawa's benchmark fell less than the Durham figure.

How Oshawa compares with Durham and Toronto

For context, from the same TRREB release:

  • Durham Region: 552 sales, an average price of $828,141 and a median of $770,000, with about 3.5 months of inventory. Homes sold for 98% of list price in an average of 30 days (48 days PDOM).
  • City of Toronto: 1,937 sales, an average price of $1,034,320 and a median of $810,000, with about 4.6 months of inventory. The composite benchmark was $908,200, down 3.84%.
  • All of TRREB's market area: 5,040 sales, down 9.0% from September 2025, and an average price of $1,006,409, down 5.1%. TRREB said homebuyers were "in a holding pattern" in September because of uncertainty about the economy, inflation and borrowing costs.

In short, Oshawa had roughly the same balance of supply and demand as Durham overall, a tighter market than Toronto, and benchmark prices that are lower than a year ago.

What this means if you're buying or selling in Oshawa

These are general observations, not predictions. Every street and every home is different.

  • For buyers: Oshawa's benchmark prices have come down more than Durham's for most home types, and there were 660 active listings to choose from at the end of September. A pre-approval and a clear list of must-haves help you compare options and move when the right home comes up.
  • For sellers: Semi-detached homes sold at list price on average, but detached homes took about a month to sell and the gap between 34 days (final listing) and 50 days (including earlier listings) suggests some homes needed a second try. Getting the price and presentation right the first time matters.
  • For owners staying put: It's worth knowing where your home stands, whether you're renovating, refinancing or renewing your mortgage in the next year.
