Pickering sits in a sweet spot in Durham. You get the waterfront at Frenchman's Bay, established neighbourhoods and fast-growing new communities, and quick access to Toronto by the 401 or GO train. That mix appeals to a wide range of buyers, from first-time condo buyers to families moving up.
The Toronto Regional Real Estate Board (TRREB) released its September 2026 numbers on October 6. Here's what they show for Pickering, how that compares with the rest of Durham and the GTA, and one new local spot worth a visit this fall.
Pickering by the numbers: September 2026
All figures below are from TRREB's September 2026 Market Watch, released October 6, 2026 (TRREB Market Watch, Sept 2026, PDF).
Pickering, all home types:
- 92 sales
- Average price: $893,842, median $817,500
- 277 new listings, with 411 active listings at month end
- About 3.7 months of inventory, based on TRREB's trend measure
- Homes sold for 98% of list price on average
- An average of 33 days on market for the final listing (TRREB's "LDOM"), or 50 days when you count earlier listings of the same property ("PDOM")
Pickering detached homes:
- 50 sales, more than half of the month's total
- Average price: $1,080,698, median $1,035,000
- 141 new listings and 217 active listings
- 98% of list price, on an average of 31 days on market
That gap between 33 and 50 days matters. Some homes sold on their first try. Others were listed, taken off and relisted before they found a buyer, which usually points to pricing or presentation that didn't land the first time.
Benchmark prices: how values have moved in a year
Averages can jump around depending on which homes happen to sell in a given month. The MLS® Home Price Index (HPI) tracks a "typical" home instead, so it's a better way to see the trend. Here are Pickering's September 2026 benchmark prices and how they changed from September 2025 (TRREB MLS® HPI, Sept 2026, in the Market Watch PDF):
- Composite (all types): $866,800, down 3.74%
- Detached: $1,061,300, down 4.58%
- Semi-detached/attached: $779,300, down 3.96%
- Townhouse: $603,300, down 4.22%
- Apartment/condo: $465,500, down 8.14%
Every home type is below last year's level. Condo apartments saw the biggest drop, while the composite decline in Pickering was smaller than Durham's overall.
How Pickering compares with Durham and the GTA
For context, here's the bigger picture from the same TRREB release:
- Durham Region: 552 sales, an average price of $828,141 and a median of $770,000. There were 1,834 new listings and 2,622 active listings, or about 3.5 months of inventory. Homes sold for 98% of list price in an average of 30 days (48 days PDOM). Durham's composite benchmark was $805,600, down 5.20% year over year.
- City of Toronto: 1,937 sales, an average price of $1,034,320 and a median of $810,000.
- All of TRREB's market area: 5,040 sales, down 9% from September 2025. The average price was $1,006,409, down 5.1%, and the composite benchmark was down 4.7%. TRREB said homebuyers were "in a holding pattern" in September because of uncertainty about the economy, inflation and borrowing costs.
In short, Pickering is pricier than the Durham average and has a little more inventory. Its benchmark prices have also eased a bit less than the region as a whole.
What this means if you're buying or selling in Pickering
These are general observations, not predictions. Every street and every home is different.
- For buyers: There's real choice right now, with 411 active listings at the end of September and benchmark prices below last year's. Homes are still selling close to asking, though, so well-prepared buyers tend to be buyers who have a pre-approval in hand and know exactly what they want.
- For sellers: Buyers are cautious and comparing carefully. The difference between the first-listing and total days on market shows that getting the price and preparation right the first time can save weeks. Recent sales on your own street matter more than any city-wide average.
- For owners staying put: It's worth knowing where your home stands, whether you're thinking about renovating, refinancing or making a move in the next year or two.
New in the neighbourhood: Gigi's Bakery on Liverpool Road
On a lighter note, Pickering has a new spot for something sweet. Gigi's Bakery recently celebrated its grand opening at 1794 Liverpool Rd., in the unit next to Kosta's Meat Market. According to Invest Pickering, the bakery serves authentic Greek desserts and baked goods, and Kosta's is already a local favourite for its butcher shop, Greek hot table and imported groceries (Invest Pickering on LinkedIn).
If you're out on Liverpool Road this fall, it's an easy stop. Small local businesses like this are a big part of what makes a neighbourhood feel like home.
