Whitby and Ajax sit side by side along the 401 and the Lakeshore East GO line, and both appeal to buyers who want more space with a straightforward route into Toronto. In September they also had something else in common: they were the two tightest markets in Durham Region.
The Toronto Regional Real Estate Board (TRREB) released its September 2026 numbers on October 6. October figures won't be out until early November, so here's what the latest data shows for Whitby and Ajax, how they compare with the rest of Durham and the City of Toronto, and what it could mean if you're thinking about a move.
Whitby and Ajax by the numbers: September 2026
All figures below are from TRREB's September 2026 Market Watch, released October 6, 2026 (TRREB Market Watch, Sept 2026, PDF).
Whitby, all home types:
- 96 sales
- Average price: $882,772, median $850,000
- 318 new listings, with 428 active listings at month end
- About 2.9 months of inventory, based on TRREB's trend measure, the lowest in Durham Region
- Homes sold for 99% of list price on average
- An average of 24 days on market for the final listing (TRREB's "LDOM"), or 47 days when you count earlier listings of the same property ("PDOM")
Ajax, all home types:
- 77 sales
- Average price: $828,835, median $750,000
- 229 new listings, with 312 active listings at month end
- About 3.0 months of inventory, the second lowest in Durham
- 99% of list price on average
- 25 days on market for the final listing (LDOM), or 37 days including earlier listings (PDOM)
"Months of inventory" is a rough measure of how long it would take to sell all the homes on the market at the current pace of sales. A lower number usually means a tighter market. For comparison, the TRREB market area as a whole sat at 4.6 months.
TRREB also reports a sales-to-new-listings ratio (SNLR). On its trend measure, Ajax was at 44.8% and Whitby at 44.6%, compared with 41.1% for Durham and 38.5% for the City of Toronto.
Detached homes and townhouses
Detached homes made up most of the month's sales in both towns:
- Whitby detached: 57 sales, an average price of $995,368 (median $945,000), 218 new listings and 278 active listings. Homes sold for 98% of list price in an average of 22 days (LDOM).
- Ajax detached: 51 sales, an average price of $919,504 (median $835,000), 156 new listings and 207 active listings. Homes sold for 99% of list price in an average of 22 days (LDOM).
Freehold townhouses (TRREB's "Att/Row/Townhouse" category) were the busiest segment after detached homes, and they sold for slightly more than list price on average in both towns:
- Whitby: 22 sales, average $787,568 (median $782,500), 101% of list price, 26 days (LDOM)
- Ajax: 11 sales, average $731,636 (median $750,000), 101% of list price, 32 days (LDOM)
Other home types, such as semis, condo townhouses and condo apartments, had fewer than ten sales each in either town in September. With samples that small, one or two sales can move the average a lot, so it's best to look at recent sales in a specific building or street.
Benchmark prices: how values have moved in a year
Averages depend on which homes happen to sell in a given month. The MLS® Home Price Index (HPI) tracks the price of a "typical" home instead, so it's a better way to see the trend. Here are September 2026 benchmark prices and the change from September 2025 (TRREB MLS® HPI Public Tables, Sept 2026):
Home type | Whitby benchmark | Change vs. Sept 2025 | Ajax benchmark | Change vs. Sept 2025 |
|---|---|---|---|---|
Composite (all types) | $897,200 | −5.55% | $846,900 | −4.14% |
Detached | $977,100 | −5.05% | $929,400 | −3.72% |
Semi-detached/attached | $736,100 | −4.59% | $762,900 | −3.61% |
Townhouse | $563,400 | −13.31% | $617,000 | −5.10% |
Apartment/condo | $495,700 | −6.62% | $433,900 | −9.04% |
Benchmark prices are below last year's level for every home type in both towns. Ajax's composite benchmark fell less than Durham's (−5.20%), while Whitby's fell slightly more. In Whitby, the HPI townhouse category saw the largest drop. In Ajax, it was condo apartments.
How Whitby and Ajax compare with Durham and Toronto
For context, from the same TRREB release:
- Durham Region: 552 sales, an average price of $828,141 and a median of $770,000. There were 1,834 new listings and 2,622 active listings, or about 3.5 months of inventory. Homes sold for 98% of list price in an average of 30 days (48 days PDOM). Durham's composite benchmark was $805,600, down 5.20% year over year.
- City of Toronto: 1,937 sales, an average price of $1,034,320 and a median of $810,000, with 9,865 active listings and about 4.6 months of inventory. The composite benchmark was $908,200, down 3.84%.
- All of TRREB's market area: 5,040 sales, down 9.0% from September 2025, and new listings down 14.4%. The average price was $1,006,409, down 5.1%, and the composite benchmark was down 4.7%. TRREB said homebuyers were "in a holding pattern" in September because of uncertainty about the economy, inflation and borrowing costs.
In short, Whitby and Ajax had less inventory relative to sales than Durham as a whole and noticeably less than Toronto, even though benchmark prices are lower than a year ago across the board.
Looking ahead
On October 16, the Canadian Real Estate Association (CREA) updated its forecast. It now expects Ontario's average price to dip about 3% in 2026, and national sales to rise 4.4% in 2027 with the national average price up 1.2% (CREA, Oct 16, 2026). Forecasts are national and provincial, and they aren't guarantees. The next Bank of Canada rate announcement is Wednesday, October 28 (Bank of Canada).
What this means if you're buying or selling in Whitby or Ajax
These are general observations, not predictions. Every street and every home is different.
- For buyers: Prices are lower than a year ago, but inventory in Whitby and Ajax is tighter than in much of the GTA, and freehold townhouses sold slightly over list on average. A pre-approval and a clear list of must-haves help you move quickly when the right home comes up.
- For sellers: Less competing supply works in your favour, but buyers are still cautious. In Whitby, the gap between 24 days (final listing) and 47 days (including earlier listings) suggests some homes needed a second try. Getting the price and presentation right the first time matters.
- For owners staying put: It's worth knowing where your home stands, whether you're renovating, refinancing or renewing your mortgage in the next year.
